Mobile & Manufactured Home Loans
Financing for manufactured and mobile homes is a specialty, not an afterthought — and it's one of ours.
Why manufactured-home financing is different
With a manufactured home, what usually decides the loan isn't the home's width or age — it's how the property is titled. A home titled together with the land it sits on can qualify for familiar mortgage programs; a home in a leased-land community or titled separately may call for a chattel (home-only) loan instead. Many banks simply decline these files. As a brokerage, we match them to lending partners who specialize in them.
What we can arrange
- Home-and-land loans — for manufactured homes titled as real property, including FHA, VA, USDA and conventional options.
- Chattel (home-only) loans — for homes in land-lease communities and parks.
- Purchase or refinance — including buyers other lenders have turned away because of the property type, not the borrower.
Common questions
What’s the difference between a home-and-land loan and a chattel loan?
Whether the home is titled with the land. Titled together, it can use familiar mortgage programs; in a leased-land community or titled separately, a chattel (home-only) loan may fit. We match you to the right one.
Can you finance an older manufactured home?
Often, yes. Eligibility depends on the program, the home’s condition, and HUD certification — not age alone. Tell us the year and we’ll tell you what’s possible.
My bank turned down my manufactured home — can you still help?
Frequently. Many banks decline these on property type alone. As a brokerage we place them with lenders who specialize in manufactured homes.
