Non-Warrantable Condo Loans

Found the perfect condo, only to hear it's “non-warrantable” and watch a lender walk away? Don't give up on it — financing non-warrantable condos is one of our specialties.

Independent brokerage since 2007 4.5★ on Google Licensed in RI, MA, PA, FL & AL A network of specialty lenders, one application

When a condo doesn't meet Fannie Mae or Freddie Mac “warrantability” rules, most conventional lenders simply decline the loan — even when the buyer is well qualified. A condo is usually deemed non-warrantable for reasons that have nothing to do with you: it's the building, not the borrower.

As a brokerage, we work with specialty lenders who underwrite non-warrantable condos every day — for primary residences, second homes, and investment properties alike.

Who it’s for

Investor-heavy buildings

A high share of rented or investor-owned units makes a condo non-warrantable — we finance them anyway.

Condotels & short-term rentals

Resort-style and rental-friendly condos that agency guidelines reject.

Litigation or budget flags

HOAs in litigation, or with light reserves, don't have to kill your loan.

Single-entity ownership

One owner controlling many units, or heavy commercial space in the building.

Common questions

What makes a condo ‘non-warrantable’?

It fails one or more Fannie Mae/Freddie Mac project rules: too many rentals or investor-owned units, HOA litigation, low reserves, condotel or short-term-rental features, heavy commercial space, or one entity owning many units.

How do I find out if my condo is non-warrantable?

Often a conventional lender tells you after the fact. Send us the address and HOA details and we'll review the project up front so there are no surprises.

Can I get a second-home or investment loan on one?

Yes. We work with specialty lenders who underwrite non-warrantable condos for primary, second-home and investment use.

Is the down payment higher?

Terms depend on the program, the building and your profile. We'll lay out the options across our lender network before you decide.
