Non-QM Home Loans
Self-employment, investment income, or a one-time credit event shouldn't end the conversation. Non-QM loans qualify you on real-world documentation when the standard rulebook doesn't fit.
Independent brokerage since 20074.5★ on GoogleLicensed in RI, MA, PA, FL & ALA network of specialty lenders, one application
A "qualified mortgage" (QM) follows a strict federal rulebook built around W-2 jobs and tax-return income. It works for many buyers — but not everyone. A Non-QM (non-qualified mortgage) is not a lower-quality loan; it simply qualifies you using common-sense, real-world documentation when the standard box doesn't fit your situation.
Because Atlantic is a brokerage, we shop a network of specialty lenders built for exactly these scenarios — so being self-employed, an investor, or rebuilding after a credit event doesn't have to put homeownership on hold.
Who it’s for
Self-employed
Qualify on 12–24 months of bank statements or a P&L — no tax returns. Bank statement loans →
Real-estate investor
Qualify on the property's rent, not your income, with a DSCR loan. DSCR loans →
Asset-rich, income-light
Use savings and investments to qualify with asset depletion. Asset depletion →
1099 / contract income
Qualify on your 1099s when tax returns understate what you earn. 1099 loans →
Non-QM programs can open a door sooner than agency guidelines after a past bankruptcy, short sale or foreclosure.

Common questions
Is a Non-QM loan a subprime loan?
No. Non-QM simply means the loan doesn't meet the federal “qualified mortgage” documentation rules built around W-2 income. These are fully underwritten loans for well-qualified borrowers whose income or situation doesn't fit the standard box.
Will I need tax returns?
On most Non-QM programs, no. You can qualify using bank statements, 1099s, a profit-and-loss statement, assets, or — for investment property — the home's rental income.
Are the rates higher than a conventional loan?
Non-QM pricing reflects the program and your profile. Because we're a brokerage, we shop multiple specialty lenders to find the most competitive fit rather than quoting one bank's sheet — and we walk through the numbers before you commit.
Can I refinance out of a Non-QM loan later?
Yes. Many borrowers use a Non-QM loan to buy now and refinance into conventional financing once their tax returns or credit profile catch up.
Which Non-QM program is right for me?
That's the first conversation we have. Tell us how you're paid and what you're buying, and we'll point you to the right one — bank statement, DSCR, asset depletion, 1099 or ITIN.
