Lenders average qualifying deposits over 12 or 24 months, often applying an expense factor for business accounts. We'll estimate it with you before you apply.
Do I need two years self-employed?
Most programs want a two-year self-employment history, though some are flexible. We'll check your situation.
Personal or business statements?
Either, depending on the program — we'll use whichever presents your income best.
Will this need tax returns or a P&L?
No tax returns. Some programs ask for a simple profit-and-loss statement; we'll tell you up front.
Can I use it for a rental?
Yes, for second homes and investment too — though for pure rentals a DSCR loan may be simpler.
