Asset Depletion Loans

Asset-rich and income-light? Qualify on your savings and investments instead of a paycheck.

Independent brokerage since 2007 4.5★ on Google Licensed in RI, MA, PA, FL & AL A network of specialty lenders, one application

Retirees, near-retirees and high-net-worth borrowers often have substantial assets but little “qualifying” monthly income on paper. An asset depletion (asset-based) loan converts your eligible liquid assets into a qualifying income stream — so your portfolio does the talking.

We shop lenders whose asset-based formulas are most generous for your mix of savings, brokerage and retirement accounts, so you borrow comfortably without liquidating what you've built.

Common questions

Do I have to cash out my investments?

No. The lender uses a formula on your eligible assets to derive qualifying income — your accounts stay invested.

Which assets count?

Typically liquid savings, brokerage and (often discounted) retirement accounts. We'll review your statements and estimate the qualifying figure.

Can I combine assets with some income?

Yes — many programs blend asset-based income with Social Security, pension or part-time income.

Is this only for retirees?

No. Anyone asset-heavy and income-light — a business owner between ventures, for example — can use it.

Can I use asset-based qualification for an investment property?

Yes, on qualifying programs. To buy a home you'll live in, asset depletion follows our consumer lending footprint (Rhode Island, Massachusetts, Pennsylvania, Florida and Alabama). Structured as a business-purpose investor loan, the available footprint can be wider — ask us about your scenario and the property.
