1099 Income Loans

Independent contractor? Qualify on your 1099s — without the write-offs that shrink your tax-return income.

Independent brokerage since 2007 4.5★ on Google Licensed in RI, MA, PA, FL & AL A network of specialty lenders, one application

If you're paid on 1099s — contractors, gig workers, commissioned reps, solo professionals — your tax returns often understate what you really earn after deductions. A 1099 loan qualifies you straight from your 1099 income, with no tax returns required on qualifying programs.

As a brokerage, we line up the 1099 and profit-and-loss programs across our lender network that read your income most favorably.

Common questions

How is 1099 income calculated?

Lenders typically use your gross 1099 income with an expense factor, over one or two years. We'll estimate your qualifying income before you apply.

Do I need two years of 1099s?

Many programs accept one year; some want two. We'll match you to the right one.

What if I have both 1099 and W-2 income?

That's fine — we can blend income sources on many programs.

Is this the same as a bank statement loan?

They're cousins. 1099 loans read your 1099s; bank statement loans read deposits. We'll use whichever qualifies you for more.
