Traditional underwriting asks for two years of tax returns, W-2s and pay stubs. For self-employed investors and portfolio builders, that paperwork often understates real capacity. On these programs, qualification centers on the investment property itself — typically its rental income relative to the proposed payment.
It's a natural fit for investors growing a portfolio, buyers using an LLC, and self-employed borrowers whose returns don't tell the whole story.

Common questions
Do I need to show my income?
On qualifying programs, no. The property's rent relative to its payment (the DSCR) drives approval, not your personal tax returns.
Can I buy in an LLC?
Yes, many investors do. We'll confirm which lenders allow entity vesting for your scenario.
How many properties can I finance?
Specialty investor lenders are often far more flexible than agency limits — useful once you've hit the conventional cap.
Is this the same as a DSCR loan?
DSCR is the most common way these loans qualify. See our DSCR loan page for the details.
