Hard Money Loans
When a deal moves faster than a bank can, asset-based hard money lets real estate investors close on the property's potential — not pages of income documents.

Hard money is short-term, asset-based financing for real estate investors. Qualification centers on the property and the deal — its value and the project — rather than tax returns, pay stubs or a credit score. That's what makes it fast: the kind of financing that wins competitive purchases, auction buys and time-sensitive fix-and-flips.
Because Atlantic is a brokerage, we work with multiple hard money and private-money lenders — so we match your deal to the right source and move, instead of forcing it into one lender's box. And for investors in Rhode Island, eastern Connecticut and southern Massachusetts, we bring a private-money source built over decades of relationships that most borrowers can't access on their own. These are business-purpose loans for investment property.
What investors use it for

Bridge / quick close

Rental acquisition (BRRRR)
Buy, rehab, rent, refinance, repeat — acquire and rehab a rental, then refinance to a long-term loan, often a DSCR loan →

Financing for properties a conventional lender won't touch in their current condition.

Common questions
What is a hard money loan?
A short-term, asset-based loan for real estate investors. The lender underwrites the property and the deal rather than your income or credit, which is why it can close quickly. It's typically used to buy, renovate or bridge — then you sell or refinance into longer-term financing.
Do you work with more than one hard money lender?
Yes. As an independent brokerage we place deals with several hard money and private-money lenders, so we match your project, timeline and property to the right one rather than fitting it to a single lender's box. For investors in Rhode Island and parts of Connecticut and Massachusetts, we also have access to a private-money source built over decades of relationships — one most borrowers can't reach directly.
Do I need to document income or get an appraisal?
On qualifying programs, no income or asset documentation is required, and many programs don't require a traditional appraisal — though the loan is subject to a lender site visit of the property. Terms vary by lender and deal.
Is there a minimum credit score?
Many programs have no minimum credit score — qualification is driven by the property and the project. Stronger credit can widen your options.
How fast can it close?
Hard money is built for speed and often closes in about two weeks, depending on the property, the site visit and title. If you're on a deadline, tell us the date and we'll tell you straight whether it's realistic.
Can I get money for renovations?
Yes — many programs include rehab / renovation funds alongside the purchase, which is what makes them a fit for fix-and-flip and value-add projects.
Are these loans for my primary residence?
No. These are business-purpose loans for investment and non-owner-occupied property. For a home you'll live in, see our standard and Non-QM programs.
