Atlantic Mortgage & Finance Corporation

Commercial Mortgages

From a five-unit building to a mixed-use storefront or your own business's building, we arrange commercial financing across a network of lenders — so the deal fits the property, not one bank's box.

Commercial mortgages finance income-producing and owner-occupied commercial real estate — apartment buildings of five units or more, mixed-use, office, retail, industrial and special-purpose properties. Underwriting centers on the property's economics: its net operating income and debt-service coverage, the lease structure, and the borrower's experience.

As an independent brokerage, Atlantic shops your file across banks, credit unions and private lenders rather than channeling you into one institution's appetite — which matters in commercial, where one lender's “no” is another's ideal deal. These are business-purpose loans.

Common questions

How is a commercial mortgage different from a residential one?

Commercial loans are underwritten primarily on the property's income — its net operating income and debt-service coverage ratio (DSCR) — along with the lease structure and your experience, rather than personal W-2 income. Terms, amortization and structure vary more than residential.

What types of property can you finance?

Multifamily of five or more units, mixed-use, office, retail, industrial and many special-purpose properties — for both investors and owner-occupants.

Can my LLC be the borrower?

Yes. Commercial financing is routinely done in the name of an LLC or other entity. We'll structure it to fit how you hold title and your situation.

Do you handle smaller residential investment properties too?

Yes — for 1–4 unit investment properties a DSCR or investment property loan is often the better fit, and we arrange those as well.

How do I get started?

Send the basics — property type, location, purchase price or current value, and the rent roll or income if you have it. We'll tell you what's realistic and which lenders fit.
