Rhode Island's classic two- and three-family homes — the triple-deckers of Providence, Pawtucket and Central Falls — are some of the best cash-flowing rentals in New England. But financing one as an investor through a conventional lender means handing over two years of tax returns and proving personal income that, for many landlords, doesn't reflect what the building actually earns. There's a better path: the DSCR loan.
What a DSCR loan actually measures
DSCR stands for debt-service coverage ratio — a simple comparison of the rent a property brings in against the mortgage payment it carries. If the rents cover the payment, the property “services its debt,” and on a DSCR loan that's what qualifies you. Your W-2, tax returns and pay stubs stay out of it.
For a Rhode Island triple-decker, that's a powerful fit: three units of rent measured against one payment usually produces a healthy ratio, even when the owner's personal tax return is modest.
Why triple-deckers are a natural fit
- Multiple income streams. Two or three rents on a single mortgage tend to push the coverage ratio up.
- Owner-occupied today, rental tomorrow. Many investors start by living in one unit; once it's a full rental, DSCR keeps the financing simple.
- LLC-friendly. Most DSCR lenders let you close in your entity's name — useful as you grow a portfolio past the conventional loan cap.
